Hendricks Apartments has a full maintenance staff that is skilled in plumbing, electrical, drywall, painting, general HVAC work, remodeling and all of your basic and general maintenance needs. What we can’t fix, we can get fixed. For many years we have worked with very experienced licensed and insured sub-contractors and vendors and due to the volume of business we generate & our loyalty to our vendors & contractors, we get the best rates in town & the fastest service. WHAT WE CAN DO FOR YOU:

  • Collecting and management of all rents, as well as, keep accurate rent roll of all tenants and handle all tenant relations.
  • Distribute appropriate legal notices, such as 3-day non-payment notices, 7-day violation of lease notices, and 30-day non-renewals of tenancy notices.
  • Weekly inspections of all multi-family properties and bi-weekly inspections of all other commercial properties to insure the quality of grounds and the structure of buildings.
  • Yearly market evaluations to see were area rents stand, compared to yours.
  • Manage all outside contractors and vendors; maintain grounds (grounds keeping rates vary).
  • Take care of all maintenance requests (maintenance hourly rate of $50 an hour).
  • Pass on all vendor and supplier invoices. In addition to low contractor rates, Hendricks Enterprises receives an everyday discounted rate from some of the counties largest hardware suppliers.
  • Run all application forms on perspective tenants and complete lease on all new tenants (lease terms subject to owner).
  • A quarterly report of your property will be preformed to suggest possible changes or improvements to be made.
  • Send monthly reports of tenant rent roll, delinquency report or invoices.
  • Market and effectively rent empty apartments, homes or storefronts.
  • Field all after hour emergencies (after hours @ a rate of $75 per hour, with operating hours being Mon. – Fri. 9 am –5 pm.)

 

COSTS TO YOU:

  • Single Family Homes / Condo: For management of property we would ask 10 – 12% of gross monthly income and a half a months rent for every new lease signed. A $500 deposit is needed per single family home, by the owner (for bills paid).
  • Apartments under 10 units: We at Hendricks Enterprises ask an 8 – 10% fee of gross monthly income for management of your smaller multi-family unit complexes. A $250 deposit is needed per multi family unit, by the owner (for bills paid).
  • Apartments between 11 and 60 units: Hendricks Enterprises ask a fee of 6 – 8% of gross monthly income for the management of your larger multi-family units. (It is recommended for properties over 40 units to have at least a part-time manager, onsite manager’s fees separate). A $250 deposit is needed per multi family unit, by the owner (for bills paid).
  • Apartments over 60 units: We at Hendricks Enterprises will manage your 60 plus unit multi-family complex at a monthly cost of 3 – 6% of your gross monthly income. (It is recommended for properties over 65 units to have a full-time manager, onsite manager’s fees separate). A $250 deposit is needed per multi family unit, by the owner (for bills paid).
