Do I Qualify?

General Requirements
- $125 non-refundable application fee per adult (18 years or older)
- Maximum of 2 people per bedroom
- Combined gross monthly income must be at least 2.5× the monthly rent
- Upload your Driver’s License or State ID and 4 most recent pay stubs within 24 hours of submitting your application.
- Applications missing required documents will be deferred (placed on hold).
- Applications that remain incomplete after 14 days will be canceled.
Please keep in mind that it is your responsibility to ensure the $125 application fee is successfully processed. If the payment is declined your application will be denied.
Rental, Background & Credit Requirements
- No more than one eviction or broken lease on record. (Must longer than 6 years ago.)
- If you have one prior eviction or broken lease it must be disclosed, even if over 6 years old, if not disclosed you can be denied. If disclosed and over 6 years old, last month’s rent may be required at move-in.
- No evictions or broken leases within the past 6 years
- No felony arrests within the past 7 years
- All arrests, charges, and convictions must be fully disclosed to the best of your knowledge, regardless of how long ago they occurred or the final disposition.
- Failure to disclose criminal history may result in denial for providing false, incomplete, or misleading information, even when the record is more than seven years old.
- Violent, threatening, or domestic-violence-related criminal history may result in denial even when it is more than seven years old. The nature and severity of the offense, final disposition, time elapsed, and any other relevant circumstances will be reviewed.
- An arrest alone does not establish guilt. Decisions are based on the complete and verified record, the applicant’s disclosures, and the property’s qualification requirements.
- Minimum credit score of 625
- Applicants with credit close to 625 may still qualify but may be required to pay last month’s rent in addition to their security deposit and first month’s rent.
Pet Policy
- All pets must be pre-approved.
- PetScreening is required for all pets, including documented Service Animals and Emotional Support Animals (ESAs).
- Documented Service Animals and ESAs are accepted at all properties. Pet fees and pet rent do not apply to approved Service Animals or ESAs.
- Aggressive breeds are not permitted at pet-friendly communities due to insurance requirements.

Before You Apply
- Applications are typically processed within 3–5 business days once all required documents have been received.
- We verify both employment and rental history, so please provide accurate contact information for your employer and current or previous landlord to help avoid delays.
- Please disclose all arrests or criminal history that may appear on your background screening.
- Please note that the application question specifically asks, “Had a Felony arrest?” It is not asking for the final disposition of the charge. If you were arrested on a felony charge, you must answer “Yes,” even if the charge was later reduced, dismissed, dropped, or not formally filed. Please disclose what the original felony arrest was for and when it occurred. We cannot accept felony arrests within the past seven years that remain classified as felonies on your record.
- All information provided on the application must be complete, truthful, and accurate to the best of the applicant’s knowledge. Providing false, misleading, incomplete, or omitted information may result in the application being denied or any approval being withdrawn.

Move-in specials, promotional pricing, discounts, and rental incentives are available only to applicants who fully meet all qualification requirements. Applicants approved with additional conditions or exceptions may not qualify for advertised specials or discounts. Availability, pricing, and specials are subject to change without notice.
