Application FAQ

How long does the application process take?

Applications are typically processed within 3–5 business days after all required documents have been received. Delays usually occur when we are waiting on employment or rental verifications.


I don’t have pay stubs. What can I submit instead?

If you don’t receive traditional pay stubs, you may submit your 4 most recent bank statements showing deposits that meet the required income guidelines (at least 2.5 times the monthly rent).

Additional documentation may be requested depending on your source of income.


I receive Social Security or other government benefits. Does that count as income?

Yes. Government benefits such as Social Security, SSDI, SSI, VA benefits, retirement income, and other recurring government assistance may be used as qualifying income.

Please upload your most recent benefit award letter or payment statement with your application or email it to our office.


Can I combine income with another applicant?

Yes. Combined income may be used to qualify as long as all applicants meet our approval requirements.


Do you accept co-signers?

Yes. Co-signers are accepted in certain situations. However, they must also meet all application requirements, including income, credit, background, and rental history requirements.

Please note that a co-signer is legally responsible for the lease. If rent is unpaid, the lease is broken, or another lease violation occurs, it may affect the co-signer’s credit and rental history as well.


What credit score do I need?

We generally look for a credit score of around 600 or higher.

However, we review the entire screening report, not just your score. A lower score does not automatically result in a denial, but significant collections, unpaid debts, charge-offs, or other financial risk factors may affect approval.


What if I have been arrested?

Please disclose any and all arrests on your application.

In many cases, minor, non-violent arrests that are disclosed are not an issue. However, failing to disclose an arrest that appears during screening may result in your application being denied for dishonesty.

Please note:

  • We cannot approve applicants with felony arrests within the past 7 years.
  • We cannot make exceptions to this timeline.

What if I have an eviction or broken lease?

Applicants cannot have an eviction or broken lease within the past 6 years.

If you have one older eviction or broken lease outside of that timeframe, you may still qualify, but last month’s rent may be required at move-in.

We cannot make exceptions to the 6-year requirement.


What if my employer or landlord doesn’t respond?

If we are unable to reach your employer or landlord in a timely manner, we will contact you by email and ask that you help us obtain a response or provide a better contact email address. Prompt responses help keep your application moving.


I’m moving from another state. Can I still qualify?

Yes. If you’re relocating from another state, we typically require that you have employment lined up in Florida before move-in to avoid additional move-in costs.

If you do not have employment arranged, it may be considered a higher risk factor. Depending on your overall application, we may require higher move-in costs or, in some cases, we may be unable to approve the application.


Can I hold an apartment before I’m approved?

Yes. We can hold an apartment for up to 2 weeks with a security deposit paid by money order or cashier’s check.

  • If your application is denied for any reason, your security deposit will be refunded.
  • If you are approved but decide not to move forward, the security deposit is non-refundable.

Do move-in specials apply to everyone?

No. Move-in specials and promotional pricing are available only to applicants who fully meet all approval requirements. Applicants approved with additional conditions or exceptions may not qualify for advertised specials.


What if I am self-employed?

Self-employed applicants may submit bank statements, tax documents, or other proof of income showing consistent deposits that meet our income requirements. Additional documentation may be requested.


Is the application fee refundable?

No. The $125 application fee is non-refundable, regardless of whether your application is approved, denied, withdrawn, or canceled.

We do not charge any additional administrative or processing fees.


What happens after I’m approved?

Once approved, we’ll contact you with your next steps, including:

  • Paying your security deposit
  • Confirming your move-in date
  • Signing your lease electronically
  • Setting up utilities (if required)
  • Scheduling key pickup with your property manager
